International architecture studio SAOTA has shaped the project around light, water, and a connection to nature. Its design concept combines tranquil courtyards with textured surfaces and open living spaces.

As a result, the homes feel both private and connected to their surroundings. Shaded terraces extend the living areas outdoors, while double-height spaces bring light into the heart of each residence.

Across the collection, contemporary forms meet warm materials and tropical planting.

Three distinct designs allow buyers to choose the layout that best suits their lifestyle. Each model offers two principal levels, private outdoor areas, and space for family and guests.

Model A — The Northern Exposure

This four-bedroom villa features 1,013 m² of construction and 683 m² of air-conditioned space. Its four plots range from 2,112 to 2,290 m².

A central water courtyard brings light into the home. Meanwhile, the ground floor connects the main living room, dining room, kitchen, and family room.

The program uses Eden Roc’s luxury distribution network, including channels associated with Relais & Châteaux, Virtuoso, and Fine Hotels & Resorts. It does not permit self-listing or online travel agency distribution.

Furthermore, each villa maintains its own accounts and reserve balance. Revenue is not pooled across the collection.

The brochure illustrates the following distribution:

• A distribution charge of 10% of gross villa revenue.
• A 60% owner and 40% operator split of the remaining revenue.
• An FF&E reserve equal to 4% of gross revenue for furniture, fixtures, and equipment.

Under this illustration, every US$100 in gross revenue produces US$50 payable to the owner. This explains the allocation formula; it is not an income forecast.

Owners retain flexibility of use, with no owner-use limits stated in the brochure. Monthly statements are provided within ten days of month-end, while payments are made quarterly.

Reservation and Construction Payment Plan
